Your deposit is usually the biggest sum you hand over, and the easiest to lose. The difference between getting it back and arguing for it is the record you keep, starting on day one.

10 steps

At move-in

Photograph every room, fixture, and meterDate-stamped photos are the single best evidence against invented deductions later.
Get a signed condition inventoryA list both sides agree to at the start settles most disputes at the end.
Get a receipt for the depositYou cannot claim back money there is no record of.
Read exactly what can be deductedKnowing the rules before you move in is how you avoid breaking them.

While you live there

Keep proof of every rent paymentA gap in your rent record is an easy excuse to dip into the deposit.
Report problems in writingA repair you reported and the owner ignored should not become your deduction.

At move-out

Give written notice on timeMissing the notice period is the cleanest way to lose a chunk of your deposit.
Ask for a joint move-out inspectionAgreeing on the flat's condition together leaves little room for invented damage.
Insist on itemised deductions in writingA round-number deduction with no breakdown is usually a guess in the owner's favour.
Know your escalation pathAn owner who expects no pushback has little reason to return the full amount.
